In compliance with the information obligations set forth in Law 10/2025, of December 28, on customer service and transparency, as well as current sectoral regulations, it is stated that the price indicated does not include the expenses and taxes inherent to the acquisition, which are detailed below:

· Property Transfer Tax (ITP): The current tax rate in the Autonomous Community of Catalonia will apply (Property Value up to €600,000 = 10% (CÁLCULO ___), from €600,001 to €900,000 = 11%, from €900,001 to €1,500,000 = 12%, over €1,500,000 = 13%), without prejudice to the reduced rates of 5% and 7% applicable depending on the buyer's personal circumstances or the property's characteristics, or the reduced rates of 3% or 4% applicable, under legally established terms, for the acquisition of a primary residence located in municipalities with fewer than 5,000 inhabitants, provided that the requirements of current regulations are met. The tax is levied on the Cadastral Reference Value or the sale price, whichever is higher.

· Notary Fees: Notary fees will be calculated according to the official tariff regulated in Annex I of Royal Decree 1426/1989, of November 17, which approves the Notary tariff.

·Registry Expenses: Registration in the Property Registry will be invoiced according to the official tariff established in ANNEX I of Royal Decree 1427/1989, of November 17, which approves the tariff for Property Registrars.

· Management Fees (Gestoría): Fees for administrative processing, tax settlement, and registration amount to [Insertar importe aproximado] € (VAT included).

· Seller's Agency Fees: Included in the retail price (PVP).

· Buyer's Agency Fees: Please note that professional fees may be charged to the buyer in cases where real estate personal shopper (PSI) services have been contracted. NOT LINKED TO THE PURCHASE PRICE.

Conformément aux obligations d'information prévues par la Loi 10/2025 du 28 décembre relative aux services d'attention à la clientèle et à la transparence, ainsi qu'à la réglementation sectorielle en vigueur, il est précisé que le prix indiqué n'inclut pas les frais et taxes inhérents à l'acquisition, qui sont détaillés ci-dessous:

· Taxe sur les Transmissions Patrimoniales (ITP) : Le taux d'imposition en vigueur dans la Communauté Autonome de Catalogne sera appliqué (Valeur du bien jusqu'à 600.000€ = 10% (97.900 €), de 600.001€ à 900.000€ = 11%, de 900.001€ à 1.500.000€ = 12%, plus de 1.500.000€ = 13%), sans préjudice des taux réduits de 5% et 7% applicables selon la situation personnelle de l'acheteur ou les caractéristiques du bien, ou des taux réduits de 3% ou 4% applicables, selon les conditions légalement établies, pour l'acquisition d'une résidence principale située dans des communes de moins de 5.000 habitants, sous réserve du respect des conditions exigées par la réglementation en vigueur. La taxe est calculée sur la Valeur de Référence du Cadastre ou sur le prix de vente, le montant le plus élevé étant retenu.

· Frais de Notaire : Les honoraires de notaire seront calculés conformément au tarif officiel réglementé à l'Annexe I du Décret Royal 1426/1989 du 17 novembre, portant approbation du tarif notarial.

· Frais d'Enregistrement : L'inscription au Registre de la Propriété sera facturée selon le tarif officiel établi dans l'ANNEXE I du Décret Royal 1427/1989 du 17 novembre, portant approbation du tarif des conservateurs de la propriété.

· Frais de Gestion (Gestoría) : Les honoraires pour les démarches administratives, le paiement des taxes et l'inscription au registre s'élèvent à 1200 € (TVA incluse).

· Honoraires de l'Agence du Vendeur : Inclus dans le prix de vente.

· Honoraires de l'Agence de l'Acheteur : Il est précisé que des honoraires professionnels pourraient éventuellement être à la charge de l'acquéreur dans les cas où des services de recherche immobilière (PSI), Personal Shopper Immobilier, auraient été contractés. NON LIÉS AU PRIX D'ACHAT.
